Asenza Capital is a family office based in Monterrey, Mexico that invests in real estate, public markets and private equity.

Partner developers

In real estate we look for developers in USA and Mexico to partner with in industrial, office, retail, and/or residential opportunities. Together with our partners we add value by optimizing the projects financially, legally and contribute with expertise we have gained throughout the years.

Mexican companies

In private equity we participate in Mexican businesses in the stages from venture capital to buyout. We look for strong teams with sector experience and track record. We add value by diving into business strategy, strategic alliances, institutionalization, and more.

Investment process

Asenza makes an initial screening in accordance with our criteria, of the Basic information file informing the party involved of our quick results.

With a positive initial screening, Asenza will coordinate a call or in person presentation to understand the roots of the proposed business. The investee must integrate the complete information file requested, to initiate a detailed analysis of the commercial, technical, financial and legal data.

Asenza commits to communicate quickly the results of this analysis, as long as all the information requested had been provided by the investee.

With these results, ASENZA CAPITAL can enter an iterative process with the investee to improve the financial model, the commercial Project, or exceptional aspects of each investment, agreeing the obligations, terms and conditions of each party.

Once the investment scheme is fine tuned and reflected in contracts, our Investment Committee will make a final decision, and the operating team will incorporate the final recommendations in the drafting of the required contracts.

Once the respective agreements have been signed, complying with the Investment Committee conditions, ASENZA CAPITAL will invest according with the established program.

Private equity


In general, our portfolio companies must have the four following key characteristics:
Niche investments with scalable business models that experience above average growth rates
Sustainable profitable metrics
Entrepreneurial talent with proven operating track-records, highest ethical standards and strong commitment to their business. Willingness by management teams to implement best-practices and highest reporting and corporate governance standards
The overall investment opportunity needs to provide above average expected returns to our investors and at the same time be well aligned with the management teams we invest in

Real estate

We look for these characteristics in our projects:
Projects backed by developers with solid track record, or by new companies headed by director with large experience.
Developer’s experience in the project’s location.
Project’s costs parameters within the industry’s standards.
Project’s commercial conditions according to market.
Project with pre-feasibilities & in accordance with normativity.
Construction loan pre-approved or easily approved given developer’s good credit history.
Developer’s willingness to contribute at least 10% of the project’s required equity or to contribute important % of his networth.
Internal rate of return and Net Present Value approved by our institutional Investment Committee.
Clear Exit strategies available - Refinancing, Joint Venture, Partial Disposal of Equity Interest, Complete Disposal of asset.
